Market value is defined as the period of time (4-6 months) needed to consummate a sale to a cash buyer. If loan proceeds are to be used for renovation or construction, the loan amount can be based on improved value. Proceeds will be disbursed in stages. RATES: Rates vary from 13-19% per annum, interest only. FACILITATION FEE: In lieu of equity, a fee of 8 to 11% of the loan amount may be included in the loan.
